Summary
The Shipper & Trailing Document Specialist is responsible for preparing, tracking, receiving, and reviewing post-closing loan documents to ensure loan files are accurate, complete, and compliant with company, regulatory, and investor requirements. This role supports the post-closing team by organizing and stacking loan files, completing required investor documentation, resolving missing or deficient documents, and ensuring timely delivery of loan files and final documents to investors or custodians. The Shipper / Trailing Document Specialist contributes to Making the Dream of Homeownership a Reality through Concierge Customer Service, Accountable Actions, and a “Can Do” Attitude, while maintaining a high level of accuracy, organization, communication, and follow-through.
Job Responsibilities
- Review loan documentation for accuracy, completeness, and compliance with company, regulatory, and investor requirements.
- Communicate with Title Companies, Closers, and internal teams regarding missing, incomplete, or deficient documents.
- Stack and organize loan files to ensure timely and accurate delivery to investors.
- Prepare and complete investor-required forms, checklists, and shipping documentation.
- Ensure loan files are delivered accurately, on time, and in accordance with investor requirements.
- Track outstanding and trailing documents and follow up as needed to obtain missing items.
- Identify and resolve document discrepancies or deficiencies prior to loan delivery.
- Maintain accurate records in loan origination and document tracking systems.
- Meet established investor, shipping, and post-closing deadlines.
- Demonstrate excellent verbal and written communication when working with internal teams and external partners.
- Maintain exceptional organizational skills and a strong attention to detail.
- Protect confidential borrower and loan information throughout the post-closing process.
- Perform other related duties and special projects as assigned
Required Skills
- 1–2 years of mortgage or post-closing experience preferred.
- Strong attention to detail and accuracy
- Good organizational and time management skills
- Proficiency with loan origination or document tracking systems
- Effective communication and problem-solving abilities

- Monday – Friday 9:00am – 5:00pm
